Mould Inspection & Moisture Assessment Sydney

If you are concerned about visible mould, musty odours, water damage or hidden moisture, NoToxRox provides independent mould and moisture assessments across Greater Sydney and surrounding regions, including the Blue Mountains, Wollongong and Newcastle.

Mould and moisture assessment

The aim of the assessment is not simply to confirm that mould is present. We investigate the conditions that are allowing mould to develop, including moisture sources, building materials, ventilation, humidity and environmental conditions.

Where appropriate, mould sampling and laboratory analysis can be included to provide further information about the extent or type of contamination.

When should you consider a mould inspection?

A mould and moisture assessment may be appropriate where there is visible mould, a persistent musty smell, previous water damage, leaks, condensation, dampness or unexplained deterioration of building materials.

It can also be useful where mould is suspected but not visible, where occupants have ongoing concerns about indoor environmental conditions, or where an independent assessment is required for a strata, rental, insurance or building matter.

What does a mould and moisture assessment include?

The assessment is tailored to the property and the issues identified during the inspection.

Depending on the circumstances, this may include:

  • Visual inspection of affected and surrounding areas
  • Moisture mapping of building materials
  • Assessment of relative humidity and temperature
  • Investigation of condensation and ventilation conditions
  • Thermal imaging where appropriate
  • Identification of likely moisture entry or moisture accumulation
  • Assessment of visible or suspected mould-affected materials
  • Air, surface or cavity sampling where appropriate
  • Laboratory analysis where required
  • Photographic documentation
  • Interpretation of findings
  • Written recommendations and reporting

The objective is to understand both where the mould is occurring and why it is occurring.

Mould testing or mould inspection?

Mould testing is only one part of a proper mould investigation.

Taking an air or surface sample can provide useful information, but testing alone does not identify the moisture source that allowed mould to develop.

For this reason, NoToxRox does not approach mould investigations as a simple “mould test”.

We assess the building, moisture conditions, ventilation, humidity and affected materials first. Sampling is then used where it is likely to add useful information to the assessment.

This produces a more meaningful result than relying on laboratory numbers alone.

Finding the source of the moisture

Mould requires moisture.

An important part of any assessment is therefore identifying the conditions that are contributing to excess moisture.

These may include building leaks, plumbing leaks, water ingress, rising or penetrating damp, condensation, poor ventilation, elevated indoor humidity, inadequate drying following water damage or moisture trapped within building materials.

Identifying the underlying cause is critical. Cleaning or removing mould without addressing the moisture source often results in the mould returning.

Independent mould assessment

NoToxRox provides independent assessment, investigation and reporting.

We do not carry out mould remediation or mould removal.

This separation is important because our recommendations are based on the findings of the assessment rather than on selling remediation work.

Where remediation is required, the report can provide information to assist the client and remediation contractor in determining the appropriate next steps.

Residential, strata and commercial assessments

NoToxRox undertakes mould and moisture assessments for a range of property types, including homes, apartments, strata buildings, rental properties and commercial premises.

We also undertake more detailed investigations where documentation may be required for:

  • Strata matters
  • Insurance matters
  • Building disputes
  • NCAT matters
  • Remediation planning
  • Post-remediation verification

The scope and level of reporting can be adjusted depending on the purpose of the assessment.

What will you receive?

Following the assessment, you will receive a clear explanation of the findings and recommended next steps.

Where a written report is included, it may document:

  • Areas of visible or suspected mould
  • Moisture findings
  • Environmental conditions
  • Likely contributing factors
  • Laboratory results where sampling has been undertaken
  • Building or ventilation issues requiring further investigation
  • Recommended remediation or corrective actions
  • Recommendations for preventing recurrence

The aim is to give you a practical understanding of what is happening, why it is happening and what should happen next.

Common questions

Can you test for hidden mould?

Yes. Where hidden mould or moisture is suspected, the investigation can include moisture measurements, thermal imaging, cavity assessment and targeted sampling where appropriate.

Do you always take mould samples?

No. Sampling is not necessary in every property. It is used where the results are likely to provide useful additional information.

Can you tell me what type of mould is present?

Where laboratory sampling is undertaken, the results may identify mould types or groups detected in the sample. These results are interpreted together with the building and moisture findings.

Can you inspect an apartment or strata property?

Yes. NoToxRox regularly assesses apartments and strata properties, including situations where moisture may originate from another lot, common property or the building envelope.

Do you remove mould?

No. NoToxRox is an independent assessment and consulting service. We do not perform mould remediation.

Can you check whether mould remediation has been successful?

Yes. NoToxRox provides Post-Remediation Verification (PRV) assessments to determine whether remediation has achieved suitable clearance conditions.
