Pre-Purchase / Pre-Lease Assessment

Understand the environmental condition of a property before committing to purchase or lease.

Pre-purchase property assessment

Why this assessment matters

Once contracts are exchanged or a lease is signed, options can become limited. Early awareness supports better decisions, negotiation where appropriate, and realistic planning.

This rapid assessment provides an informed overview of moisture risk, mould indicators and electromagnetic influences within the constraints of a pre-acquisition inspection.

When this assessment is relevant

  • You are considering purchasing and want independent environmental insight
  • You are about to enter a lease
  • There is visible staining, dampness or past water history
  • You have sensitivities and want to reduce uncertainty
  • You want professional input beyond a standard building inspection

What the assessment involves

Attendance can occur during open inspections or be coordinated with real estate agents or buyer's agents.

External evaluation

Nearby infrastructure and surrounding influences are reviewed.

EMF snapshot

Background electrical, magnetic and RF conditions are screened. Where properties are occupied, active appliances and devices are noted and results interpreted in context.

Moisture & mould indicators

Accessible areas are checked for abnormal moisture patterns and conditions favourable to mould.

Immediate guidance

Because pre-purchase access windows are usually short and decisions often need to be made quickly, findings are primarily delivered as an on-site discussion. A brief written summary can be provided following the inspection if required.

Access to properties during sales campaigns is typically limited. Inspections are therefore completed within approximately 45–60 minutes, depending on size and accessibility.

For property sellers

Independent environmental screening can strengthen transparency, build buyer confidence and address questions before they affect negotiations.

Additional services available

Laboratory sampling, detailed air quality testing and further investigations can be arranged where time and access allow.

Limitations

This is a rapid, non-invasive assessment performed within the constraints of pre-purchase access. It does not replace structural inspections, provide legal advice, predict future conditions, or determine whether a purchaser should proceed.
