PRE-LEASE AUDITS

If you are looking to sell your house a pre-purchase audit can add value to your property and gives you the advantage of setting yourself apart from other sellers.
This inexpensive audit can prevent a lot of future problems.

The PRE-PURCHASE PRE-LEASE AUDITS involve:

A qualified Building Biologist will meet you at an an arranged time or an open inspection of the property.

An external evaluation of potential hazards in the area will be researched before the audit. Upon arrival an outdoor assessment will be conducted, i.e. High Voltage transmission lines; substations in the area; mobile phone towers, stray currents etc.

An Electromagnetic Field audit will be conducted inside the premises using the latest EMF meters (See electromagnetic Field Audits). Obviously, appliances cannot be assessed at this stage. Any external sources of radiation coming from outside or from neighbouring properties will be assessed.

An inspection of moisture in building materials and potential water intrusion will be conducted around the building and inside. The latest professional equipment such as moisture meters, infrared cameras, and boroscopes will be used to inspect building materials for dampness and to determine the likelihood of mould development.A moisture meter will be used to inspect building materials for dampness and the likelihood of mould development.

A verbal discussion of the audit outcome and any recommendations will be suggested at the time of the audit. An informal report is available on request.
The audit should take around 45min. Payment is required prior to commencement of the audit. Additional services are mould sampling and /or air quality testing are available. These require pre-booking and will incur additional charges.
